Either works. If you already have Airbnb and/or VRBO listings, we can take them over and optimize them without losing your review history. If you’re starting fresh, we handle account creation, listing setup, photography coordination, and full launch. We also pursue direct booking channels for properties that qualify.

Everything operational: guest messaging, cleaning coordination, turnover inspections, quality control, maintenance coordination, dynamic pricing updates, listing optimization, review management, and monthly owner reporting. There are no separate fees for these services — the 20% is the whole picture. Cleaning fees are paid by guests and passed directly to cleaners.

We have a vetted vendor network across all our markets. For issues under your pre-approved threshold (typically $200), we resolve immediately and report in your monthly statement. For anything above that threshold, we contact you before authorizing. You’re never surprised by a repair bill, and we don’t mark up vendor costs.

This is our most common onboarding scenario. We’ll audit your existing listing, pricing history, photos, and review profile to identify what’s holding you back. Common issues we fix: underpriced weekdays, poor photo quality, listing copy that doesn’t convert, and amenity gaps. Most owners see meaningful improvement within their first 60 days.

Standard onboarding is 2–3 weeks: photography, listing copy, pricing strategy, and guest handbook creation. If your property is already listed and we’re taking it over, we can assume management within a week. We’ll work with your existing calendar to ensure a clean handoff.

Absolutely. Owner holds are easy to set and we recommend blocking your personal weeks at the start of each season. The only request: give us at least 2 weeks’ advance notice so we can protect surrounding booking windows. Your property is still yours.

We currently manage properties in Boulder, Denver, Vail, and Estes Park. We’re selective about geographic expansion to ensure we can maintain our service standard — so if your property is outside these areas, reach out and we’ll let you know honestly whether we can serve it well.

You get a detailed monthly owner statement: gross revenue, itemized expenses, occupancy rate, payout amount, and upcoming bookings. We also provide trailing 90-day performance vs. projections. No black boxes.
